How it works

Turn your website visitors into valuation appointments.

The homeowners researching their own home's value are your next instructions. Give them the answer on your website instead of losing them to a portal.

1

Add the widget to your website

One small script, styled to your brand in minutes. It works alongside whatever your site runs on - no rebuild, no portal.

2

Homeowners get an instant estimate

They enter their postcode, confirm the property details (we prefill the floor area from EPC records where we can), and see a data-backed value range in about two minutes. Landlords can ask what the home would let for instead — the first step offers both.

3

You get the vendor's details

Name, phone or email, the property facts, the estimate, and how soon they are thinking of selling - in your lead inbox and ready to book the market appraisal. Before a lead reaches you, the seller confirms their phone number with an SMS code — you call a real person, not a form fill.

  • Unlimited sale and rental estimates, unlimited leads — no monthly quotas
  • Every branch of your agency included — one widget, one lead desk
  • Works on all your channels (website, social media, QR, window card, email signature)
  • One copy-paste script, styled to your brand
  • Leads in your lead desk and straight to your CRM (Zapier, Make or n8n)
  • Pay by card or Bacs Direct Debit — secure billing via Stripe

A free tool is usually the top of someone else's paid funnel — the price appears later, per lead, per add-on or per branch. KerbWorth is one flat price with unlimited valuations and leads that belong to your branch alone, from day one.

The maths

One instruction pays for it many times over.

One sale earns your branch thousands of pounds in fees. If KerbWorth wins you a single instruction you would otherwise have missed, it has paid for itself many times over - and every vendor lead after that is pure pipeline.

The data

Where the numbers come from.

England & Wales, from the register itselfEvery estimate draws on HM Land Registry sold prices and market data, delivered through PropertyData.

Every valuation starts from what actually sold near the postcode — Land Registry recorded prices — and sizes the property from its EPC floor area where one exists. Both come to us through PropertyData, our licensed route to those registers.

HM Land Registry

Price Paid Data: the recorded sale price of every registered residential transaction in England and Wales.

Monthlygov.uk — Price Paid Data

Energy Performance of Buildings Register

EPC-recorded internal floor areas, used to prefill the property size so the seller does not have to guess it.

Continuousgov.uk — Find an energy certificate
What our data covers

Coverage follows the registers themselves: every postcode in England and Wales with registered sales, and the EPC register for floor areas.

Sold prices are the recorded transaction price at the Land Registry — not an asking price and not a portal estimate.

The sold-price feed carries no internal floor area, so where no EPC record exists the seller supplies the size themselves. And where the provider cannot value an address at all, the widget says the range is only a general indication and drops the confidence label to low, rather than passing it off as register-backed.

  • England & Wales: covered by HM Land Registry sold prices.

Channels

One lead engine for every channel you own

The widget on your website is just the start. Your subscription includes a ready-made valuation page at your own address on kerbworth.co.uk — your name, your colours, your leads — built to be shared wherever sellers already meet you: your email signature, your shop window, your social profiles. Print-ready window cards and QR codes are included, and your dashboard shows which channel brings you sellers.

White label & custom design

Prefer the widget fully in your own brand — no vendor name, styled to your website down to the last pixel? We do white-label and fully customized deployments for individual agencies. Email us and we'll discuss what you need.

FAQ

What agents ask before switching it on.

Where do the estimates come from?

Each estimate combines the homeowner's property details with recent Land Registry sold prices around the postcode and an independent UK valuation model. The widget shows a range with a confidence label, not a single misleading number.

Does the widget estimate rents too?

Yes. In the first step the visitor chooses selling or letting. Landlords get an honest rent estimate with the source named on the card — PropertyData's rental valuation for the property, checked against advertised lettings near the postcode — and every letting lead lands in your lead desk and CRM exactly like a sale lead.

Is this a formal valuation?

No. It's an indicative range designed to start the conversation. The natural next step, which the widget proposes, is a market appraisal by you.

Who owns the leads, and how is privacy handled?

Yes. Every valuation request captured on your website lands in your inbox only. This is your channel, not a shared portal - no reselling, no competing agents. Homeowners give explicit consent before seeing their result, you control the retention rules, and privacy export or deletion per lead is built in. Data processed under the UK GDPR, regulated by the Information Commissioner's Office (ICO).

What happens when the data is thin?

The widget says so, instead of hiding it. Where the registers carry little nearby evidence the range widens and the confidence label drops; where the provider cannot value an address at all, the card says the range is only a general indication rather than passing it off as register-backed. You never receive a confident-looking number the data cannot support.
