Every valuation starts from what actually sold near the postcode — Land Registry recorded prices — and sizes the property from its EPC floor area where one exists. Both come to us through PropertyData, our licensed route to those registers.

Sold prices are the recorded transaction price at the Land Registry — not an asking price and not a portal estimate.
The sold-price feed carries no internal floor area, so where no EPC record exists the seller supplies the size themselves. And where the provider cannot value an address at all, the widget says the range is only a general indication and drops the confidence label to low, rather than passing it off as register-backed.

Where do the estimates come from?
Each estimate combines the homeowner's property details with recent Land Registry sold prices around the postcode and an independent UK valuation model. The widget shows a range with a confidence label, not a single misleading number.
Does the widget estimate rents too?
Yes. In the first step the visitor chooses selling or letting. Landlords get an honest rent estimate with the source named on the card — PropertyData's rental valuation for the property, checked against advertised lettings near the postcode — and every letting lead lands in your lead desk and CRM exactly like a sale lead.
Is this a formal valuation?
No. It's an indicative range designed to start the conversation. The natural next step, which the widget proposes, is a market appraisal by you.
Who owns the leads, and how is privacy handled?
Yes. Every valuation request captured on your website lands in your inbox only. This is your channel, not a shared portal - no reselling, no competing agents. Homeowners give explicit consent before seeing their result, you control the retention rules, and privacy export or deletion per lead is built in. Data processed under the UK GDPR, regulated by the Information Commissioner's Office (ICO).
What happens when the data is thin?
The widget says so, instead of hiding it. Where the registers carry little nearby evidence the range widens and the confidence label drops; where the provider cannot value an address at all, the card says the range is only a general indication rather than passing it off as register-backed.
